Damp & mould
Mould fogging machine hire for housing providers: treating the season, not the complaint
Damp and mould stopped being a maintenance issue and became a legal and reputational one. The providers coping best are not the ones with the biggest remediation budgets — they are the ones who can treat quickly, repeatedly and on a schedule.
In short
Mould fogging treats the whole volume of a property including the spore load in the air and on surfaces a cloth never reaches. For housing providers with a machine on site, a void or a reported case can be treated within the same day rather than waiting on a contractor — and the cost per property lands in single figures once volume builds.

Why does wiping mould down not solve it?
Wiping removes what you can see. It does not deal with the spore load in the air, in soft furnishings, behind furniture, in the loft hatch void or in the corners of the room the cloth never reached.
Whole-volume fogging treats the entire air space and every surface in it, which is why it is used as the decontamination step alongside the ventilation and fabric works that address the underlying cause.
How does it fit a housing repairs operation?
Two natural slots: voids and reported cases. In a void the property is already empty, so treatment costs no additional downtime at all — the machine goes in after the clean and before the viewing.
For reported cases in occupied stock, the operative treats after the standard clean, hangs the sign with the safe entry time and the tenant returns the same day.
What does it cost per property?
A fixed lease from £450–£550 per month + VAT, divided by the properties you treat. On a modest 60 treatments a month that is single figures per property, plus chemical.
Compare that with a specialist remediation call-out, a void period extended by a week, or a complaint that escalates — the preventative round is a fraction of any of them.
Does it prevent recurrence?
Fogging decontaminates; it does not fix a leaking gutter or an unventilated bathroom. Any supplier claiming otherwise is misleading you and will be found out at the next inspection.
What it does do is remove the contamination properly and let you schedule repeat treatment through the damp season while the fabric works are programmed — which is exactly how a preventative round should work.
Frequently asked
- Can we treat occupied properties?
- Yes. The property is fogged empty and closed for the cycle, with the safe re-entry time on the door sign, and the tenant returns the same day.
- How many properties can one machine treat?
- Up to five rooms per hour depending on size, so a full day's round covers a substantial number of properties or void rooms.
- Does fogging deal with the smell as well?
- Whole-volume treatment addresses the contamination that causes the odour rather than masking it, which is why it is used before reletting.
- Is this suitable for evidencing our damp and mould response?
- Yes — product, dose, safe entry time, operator and treatment date form a record per property, which is exactly what an inspection expects to see.
