Social housing & care providers

Void turnarounds and mould response under one lease

Housing associations, local authorities and care groups are working to statutory expectations on damp, mould and infection control. A leased machine covers void property turnarounds, post-remediation treatment and care home outbreak response with one trained team and one predictable monthly cost.

Trusted in the most demanding environments

The same Sanondaf technology is leased and used by our hybrid service teams across NHS England and Scotland, county councils and some of the UK's largest companies and institutions.

Built around your operation

What leasing looks like here

Void property turnarounds
Treat the whole property before re-let, including lofts, bathrooms and kitchens, with a record on the file.
Damp, mould and Awaab's Law readiness
Social landlords must investigate and remedy serious damp and mould hazards inside statutory timeframes, with records to prove it, and those duties widen further through 2026–27. A machine in your own repairs team means a property is treated when the report lands, not when a contractor has a slot.
Reach the spores wiping misses
Wiping and painting treats only the surface you can see. A dry fog fills the room volume and settles behind furniture, in cupboards, around window reveals and in ceiling voids where spores persist. It treats the contamination — ventilation, insulation and building fabric still need remedying, and we say so plainly.
Safe in an occupied home
SanoChem is odour-free and breaks down to water and oxygen — no bleaching of fabrics or décor and no lingering smell for the tenant to complain about.
Care home outbreaks
Norovirus, flu and C. difficile handled the same day by your own staff instead of waiting for a contractor.
Bedrooms and soft furnishings
Mattresses, chairs and curtains are treated in place — no removal, no laundering delay.
Evidence for complaints and audit
Cycle logs, dated certificates and photographs give a defensible record when a case is escalated or inspected.

Typically treated

Spaces we would cover

  • Void and re-let properties
  • Mould-affected bedrooms, bathrooms and kitchens
  • Care home bedrooms and lounges
  • Communal corridors, lifts and laundries
  • Bathrooms, wet rooms and sluices
  • Sheltered and supported living schemes

Organisms of concern

What usually matters here

  • Norovirus and C. difficile
  • Black mould and damp-related spores
  • Influenza and respiratory viruses
  • Scabies and skin infections

SanoChem is tested to EN 14476, EN 1276, EN 1650 and related standards, with up to 99.9999% reduction achievable under validated conditions.

Time back for your team

One trained team. Fewer hand-offs.

For your organisation, a machine already on site means Void and re-let properties and other approved areas can be treated on your timetable. In an urgent situation, a trained colleague may be able to start within around ten minutes once the area is prepared — while an external booking may still be awaiting a quote, approval or arrival. Your own signed-off team follows your site standards rather than having to brief a new visitor on them each time.

Stage
External visit
Machine on site
Arrange
Find availability, agree a quote and authorise the job or purchase order.
Your trained operator follows the agreed site procedure.
Access
Wait for arrival, then arrange sign-in, induction, access and an escort.
The machine and trained colleague are already on site.
Treat
Brief the provider, stay available, then check the work against your site standards.
Prepare and clear the area, then follow a familiar, approved treatment cycle.
Close out
Sign out, review the report and process the invoice for the visit.
Record the treatment and follow dwell and safe re-entry rules.

In-house does not mean skipping safeguards: cleaning first, trained operators, your risk assessment, exclusion, dwell time, re-entry checks and a treatment record still apply. A room may be ready within the hour where the validated process and site conditions allow; this is not a guaranteed turnaround.

On site versus called out

The savings chart for this sector

What one rooms / void actually costs you

One machine comfortably treats up to 5 rooms per hour depending on their size. But for example, consider two a day — around 60 rooms / voids a month — with no per-treatment fee. Divide the monthly lease payment by what you treat, add the chemical used, and that is your true cost.

from £500 monthly lease payment + VAT ÷ 60 = £8.33 each

+ SanoChem used (from £15 / litre + VAT)

from ≈ £10–£12 per treatment + VAT

Indicative figures based on a standard 36-month lease from £450–£550 per month + VAT. Your exact figures depend on machine, volume and site count.

Against calling someone out

Leased machine, your operator
5 minutes to start
from ≈ £10–£12 + VAT per treatment
Any external provider
6–24 hours to arrive
from £495–£1,095 + VAT per attended visit
There is also a cross-contamination consideration: externally transported machines may be wheeled from car parks, vehicles or lower-care areas into your controlled space. A machine kept on site stays within your own hygiene controls.

The saving is only half the point: at this cost you stop rationing treatment and start planning it.

Enter your own treatment volumes, monthly lease payment, chemical use, call-out fee and the cost of an hour of closure. The calculator shows your true cost per treatment, your monthly and annual saving against reactive call-outs, and how many avoided call-outs cover the lease. It also highlights a benefit that is harder to price: your own dedicated machine stays within your hygiene controls rather than arriving through car parks, vehicles or lower-care areas.

The figures do not assign a cash value to cross-contamination risk. Keeping a dedicated machine on site also avoids externally transported equipment being wheeled in from car parks, vehicles or lower-care areas before it reaches the room being treated.

A quick thought experiment

What would you do tomorrow if a home goes into a norovirus outbreak tomorrow?

Communal lounges, bathrooms and several bedrooms are involved, admissions are paused, families want answers and the inspector will ask what was done and when.

With a unit in the building, housekeeping treats rooms as they are vacated and every cycle is dated and recorded.

Example case study

How this tends to play out on site

The scenario below is an example, not a named client. It is built from the situations we are most often asked about in this sector so you can see how a leased machine fits into an existing routine.

Example case study — an illustrative, composite scenario written to show how a lease is typically used. It is not a report of named client work, and no figures here are a guarantee of results.

A housing provider treats damp, mould and voids inside its deadlines

Illustrative example: a registered provider managing around 4,000 homes

The problem

Damp and mould reports carry statutory investigation and remedy deadlines under Awaab's Law, and waiting for a contractor visit was consuming most of the available time.

How the lease was used

Two leased units are held by the repairs team. After the fabric cause is addressed, the affected rooms are treated and the visit is documented, with voids treated before re-let.

How it fits the existing routine

In every example the fogging is built into the cleaning schedule already being run. The room is cleaned as normal, the machine is dropped in with a small do-not-enter card showing the safe entry time, and the team moves on to the next room — then leapfrogs the machine into the one just finished. Only a few extra seconds of handling per room, for a full hospital-grade decontamination.

What changed in the example

  • Treatment inside statutory investigation and remedy windows
  • Voids treated before re-let rather than only on complaint
  • Documented evidence for the case file and any ombudsman query
  • Care schemes and communal areas treated on a preventative cycle

Fits your existing process

It blends into the cleaning schedule you already run

Your own janitors, cleaning staff or housekeepers build fogging into their normal daily, weekly, monthly, quarterly or annual rounds. There is no separate programme to manage and no new headcount — the machine simply travels with the round.

  1. Step 1

    Finish the clean as normal

Your team completes the standard cleaning process exactly as they do today — nothing is removed from the existing method or routine.

  2. Step 2

Drop the machine in, sign on the door

Set the volume, start the cycle and hang a small do-not-enter card showing the safe entry time. The room is then working on its own.

  3. Step 3

    Leapfrog to the next room

Move on and clean the next room. When that one is done, the machine moves into it and the previous room reopens — a simple rolling leapfrog down the corridor.

  4. Step 4

    Seconds per room, not minutes

Done this way it adds only a few seconds of handling per room, and each of those rooms gets a full hospital-grade decontamination rather than a surface wipe.

Why it stacks up

Why housing & care operators keep a machine on site

Whatever the sector, the reasons organisations keep a machine on site are the same: better press, better attendance, less downtime and a lower environmental cost than the alternatives.

Blends into your existing rota
Your own janitors, cleaning staff or housekeepers finish the room as normal, drop the machine in with a do-not-enter card showing the safe entry time, then move on and leapfrog it into each completed room. Only a few extra seconds per room, for a full hospital-grade decontamination.
Preventative, not reactive
Once the machine is yours there is no per-treatment fee, so preventative treatment becomes something you schedule during normal downtime rather than something you authorise after an outbreak.
Peace of mind, future proofed
Whatever the next virus or outbreak turns out to be, the capability is already on site and the preventative measures are already in the rota. You are not starting from scratch when the headlines change.
No additional staff cost
There is no new headcount. Responsible staff you already employ are trained by us, and the routine or emergency treatment simply becomes part of their existing job description and rota.
8kg, carried by one person
The fogger weighs only 8kg and is carried by hand, so there are no wheels rolling contamination out of an infected area, it fits small rooms and large halls alike, and one trained person can deploy it in minutes.
Certificates you can display
Every treatment can be logged and issued as a disinfection certificate for reception, customer areas, tender packs or inspections — visible proof that preventative measures are being taken.
Environmentally sound chemistry
SanoChem is a hydrogen peroxide and silver formulation that breaks down to water and oxygen. Non-toxic in use, no harsh biocide handling and a genuinely defensible environmental story.
No residue
Nothing is left on surfaces, fabrics, food-contact areas or electronics. No rinsing, no wiping down afterwards, no taint or film.
No waste output
No run-off to drain, no contaminated water, no piles of wipes and no disposal costs to account for in your waste stream.
Lower energy cost
Cycles run in minutes rather than hours, so there is no all-day plant running, no prolonged lighting and heating of a closed area and a smaller carbon footprint per treatment.
Quick turnaround, higher productivity
Re-entry is typically inside the hour. Rooms, vehicles and production areas come back into use the same shift instead of being written off for the day.
Fewer sick days
Regular preventative treatment of the shared spaces people actually use — canteens, washrooms, offices, mess rooms — is what reduces absence, not treating only the high-risk rooms.
Broad spectrum, all year round
Effective against bacteria, viruses, fungi, mould and spores, so the same programme covers winter norovirus and flu, summer mould and humidity, and everything in between.

Planned, not reactive

A planned, visible impression in customer service areas

Dated certificates displayed in reception, lounges, dining rooms, visitor rooms and staff welfare spaces show residents, families and inspectors that hospital-grade disinfection is planned and routine — not a reaction to a problem.

Planned into the calendar

Treatments sit in the rota with dates agreed in advance, so the routine is already in place before an outbreak or an inspection.

A constant positive impression

A dated certificate on the wall answers the question before it is asked, and quietly builds confidence every time someone walks past it.

No increase, however many rooms

The lease payment is fixed and only solution is consumed, so treating more bedrooms, voids or communal areas does not increase the monthly cost.

Complements the process already in place

Clean as you do now, then close the task with an additional disinfection pass

This does not replace cleaning, descaling, waste removal or physical biofilm removal. Once that work is complete, a selected trained operator can use the electrostatic sprayer for an additional broad-spectrum disinfection step. For a small item or defined work area, it may add only around one minute to the existing process.

Bathrooms, showers and sinks

Housekeeping removes scale, soil and accessible biofilm as normal, then adds a short electrostatic pass to the cleaned fittings and surrounding surfaces.

Rooms and shared touchpoints

The established room clean stays in place. Electrostatic treatment adds broad-spectrum coverage around cleaned handles, controls, furniture and shared equipment.

A visible close to the turnaround

Log the area, date, operator and machine, then include the treatment in a dated completion record or certificate.

A solid, documentable close to the process

The treatment can be logged against the area, date, operator and machine, then included in a dated certificate or grouped report. Supervisors gain evidence that the conventional clean was followed by a consistent additional disinfection step. Site procedures, manufacturer instructions and current sector requirements always take precedence.

Peace of mind, made visible

Turn preventative treatment into something people can see

Every treatment can be logged and issued as a dated disinfection certificate to display in reception and customer areas. It reassures the people who use your premises, it helps future-proof you against whatever the next virus or outbreak turns out to be, and it shows inspectors and clients that preventative measures are part of the routine rather than a response to a problem.

A repeatable damp and mould method
Survey and record the moisture source, mitigate and remove contaminated material, fog the affected rooms, hand back with a completion record for the tenant and the file, then re-inspect and re-treat on your own schedule.
Completion records tenants can see
Issue a dated disinfection certificate at hand-back and display them in scheme reception and communal areas — visible proof that preventative treatment is routine rather than a response to a complaint.

Questions we are asked

Housing & care leasing: frequently asked questions

How much does it cost to disinfect one rooms / void with a leased Sanondaf fogger?
With a lease from £450–£550 per month + VAT and SanoChem from £15 per litre + VAT, treating around 60 rooms / voids a month works out at roughly £10–£12 per treatment + VAT. There is no per-treatment call-out fee, so the more you treat the lower the cost of each one. Use the ROI calculator on this page to enter your own volumes, monthly lease payment and downtime cost.
How quickly can housing & care sites respond to an outbreak with their own machine?
Your trained operator can begin a treatment in about five minutes because the machine is already on site. Calling an external provider means reporting the incident, waiting for travel, site sign-in and equipment movement — realistically six to twenty-four hours. There is also a cross-contamination consideration: externally transported machines may pass through vehicles, car parks or lower-care areas before entering your controlled space, whereas your dedicated machine remains within your own hygiene controls.
Who can lease a Sanondaf disinfection machine?
Leasing is offered only to registered organisations that are approved for application, for use on their own sites by staff Sanondaf has trained. We do not lease to private individuals. Typical lease terms are 36 to 48 months and include operator training, two calibration visits and documentation for risk assessments.
Is the disinfectant safe and environmentally friendly?
SanoChem is a hydrogen peroxide and silver formulation that breaks down to water and oxygen, leaving no residue and no waste output to dispose of. It is non-corrosive and safe around electronics, and rooms are typically re-enterable in under an hour. It is tested to EN 14476, EN 1276, EN 1650 and related standards, with up to 99.9999% reduction achievable under validated conditions.
Can we use the machine preventatively rather than only in an emergency?
Yes — that is the main advantage of leasing. Because each treatment costs around £10–£12 + VAT rather than a call-out fee, housing & care operators schedule treatments into planned downtime and cover the everyday spaces too, not just the critical ones.
Can we issue disinfection certificates to display in customer areas?
Yes. Every treatment can be logged and issued as a dated disinfection certificate, so housing & care operators display them in reception, customer-facing areas, tender packs and inspection files — visible proof that preventative measures are routine rather than reactive.
Does leasing mean employing extra staff?
No. There is no additional staff cost and no new headcount. Responsible staff you already employ are trained by us, and the routine or emergency treatment becomes part of their existing job description and rota.
How portable is the machine?
The fogger weighs only 8kg and is carried by hand by one person, so there are no wheels rolling contamination out of an infected area. It fits small rooms and large halls alike and can be deployed within minutes.
What is required at the start of the lease?
Three months' lease payments are required upfront, along with a minimum initial SanoChem order of 100 litres unless otherwise authorised. Operator training and documentation are included.
Is machine leasing available outside Shropshire and the West Midlands?
Yes. Sanondaf has 12 offices across the UK plus a further six in Scotland, plus offices covering Northern Ireland, Wales, the Channel Islands, Iceland, Lebanon, Thailand, Malta, Mexico, South Africa and the USA — with more areas and countries opening every few months. If you are outside our region we will point you to the office that covers you.
What if we are unsure how to handle a particular outbreak?
We can attend with a couple of our own machines at a reduced rate to organise or supervise the response as a hybrid service, then hand it back to your trained operators.

UK-wide support, coordinated from Shropshire and the West Midlands

Your lease, training and ongoing support is coordinated from the Shropshire & West Midlands office, backed by the wider Sanondaf support network across the UK and further afield. If your group has sites elsewhere, a machine can very often be leased there too, with the same training, calibration and preventative treatment programme — so one policy covers every site rather than one region.
